How does a locator get paid if renters pay nothing?

Through the community. When you tour, your locator is named on the guest card; when you sign, the community pays a referral fee from the same marketing budget it would otherwise spend on ads. That is also why mentioning us when you first register at a property matters — it is how the free-to-you model stays free.

Why not tick the “pet friendly” filter on the big listing sites and call it done?

Because the filter is a yes/no checkbox and the decisions that affect you are not. Weight caps, breed lists, pet-count limits, and the deposit-fee-pet-rent stack all live in each community’s pet addendum, which listing sites do not index. Two properties wearing the same badge can be a fit and a guaranteed denial for the same household.

What is a pet interview or meet-and-greet?

Some communities that review dogs individually ask to meet the animal before approving: a short office visit, sometimes a temperament questionnaire or a walk past the office dog. Bring current vaccination records and vet paperwork showing the breed and weight on file. We tell you in advance which communities on your list use one and what each expects.

Do you work with cat-only households?

Yes, and cat policies have their own fine print worth reading: separate cat counts at some communities, spay-neuter and indoor-only clauses, and deposit structures that differ from the dog side of the same addendum. Multi-cat households hit count limits just as fast as multi-dog ones, so the same policy-first search applies.

What about reptiles, birds, and other exotic pets?

Written policies scatter widely here. Some communities ignore caged animals entirely, others count every animal toward the limit, and many restrict specific species or cap aquarium sizes because of weight and water risk. There is no reliable rule of thumb, so we get each community’s written answer for your specific animals before you apply.

A community denied my pet before. Does that follow us to the next application?

A pet denial itself is not shared between communities — each screens fresh against its own policy, so a weight-cap rejection at one property means nothing at the next. What does follow you is a lease violation or broken lease over an unauthorized animal, which lands in rental history databases. That asymmetry is the whole argument for matching policy before applying.

When should we start the search?

Thirty to sixty days before your move date is the sweet spot. Pet-heavy searches benefit from the longer end because verifying current addenda and getting written fee quotes from communities takes real calendar days, and case-by-case breed reviews add more. Under two weeks out we can still work — the list is just shorter and moves faster.

Will you read the lease and pet paperwork before we sign?

Yes — that is our pet fee and policy review, and it rides along with every search. We walk you through the pet addendum in plain English, classify each charge as refundable, non-refundable, or recurring, and flag the trigger clauses. We are licensed apartment locators operating under a sponsoring brokerage, not attorneys, so an actual lease dispute goes to a Texas attorney or tenant-rights resource.
