Two Cats and a Dog Is a Household, Not a Violation
The most common written limit at San Antonio communities is two pets per apartment, and plenty of households simply have more — two cats and a dog, a bonded pair plus a senior animal, a foster who stayed. Past the count limit, the arithmetic changes too: most pet charges apply per pet, so a three-pet household is quoted a very different monthly number than the flyer implied.

Why this matters
What it costs to do nothing
Apply with three animals to a two-pet community and the best case is a wasted application fee. The worse and more common case: a household moves in declaring two pets and quietly keeps the third off the lease. That undeclared animal surfaces eventually — a maintenance visit, a neighbor complaint, a fire inspection — and the community can back-charge pet fees to move-in day, issue a lease violation, or start eviction. A three-pet household needs a three-pet policy, not a two-pet policy plus luck.

Why clients choose us for multi-pet household search
- We filter by written pet count first, because it is the one number a leasing agent cannot waive on a friendly phone call — it sits in the lease addendum.
- Cat-dog combinations get checked specifically: a few communities cap dogs and cats separately or are dogs-only or cats-only, and that detail rarely appears in listing-site filters.
- We have each community spell out how its charges stack — which of deposit, one-time fee, and monthly pet rent applies per pet versus per apartment — so your quoted monthly cost covers the whole household.
- Where a community caps at two but our tracker shows a written exception process — extra deposit, manager approval — we surface that instead of marking it a dead end.
The practical answer
We start from a full census of your animals — species, count, sizes — because a match on three out of four pets is not a match. Then we search for communities whose written policy covers the whole household: the count limit, any species caps, and the fee stack. The stack matters more with multiple pets: refundable deposits, non-refundable fees, and monthly pet rent are the common trio, and communities mix them differently — some charge everything per pet, some cap the deposit per apartment. Amounts vary by community and are quoted to you in writing before touring, so you compare true monthly costs across your short list instead of headline rents. Free to you as the renter; the community pays our fee at lease signing.

Common questions
Do any San Antonio apartments allow three or more pets?
Yes, but they are a minority and they change, which is why we verify at search time rather than keeping a public list. Three-pet allowances show up most often at garden-style communities and newer builds competing on pet amenities; high-rises and older urban buildings tend to hold the line at two.
Do caged animals — birds, reptiles, fish tanks — count against the pet limit?
It varies with the written policy. Some communities count only cats and dogs toward the limit; others count every animal, and many restrict exotics separately or require renter’s-insurance riders for large aquariums. Tell us everything with a heartbeat and we will get each community’s written answer before you apply.
How are pet fees charged when you have multiple pets?
The common structure is a refundable pet deposit, a non-refundable pet fee, and monthly pet rent — and most communities apply at least the monthly pet rent per pet, so costs scale with the household. Amounts vary by community and are quoted to you in writing before touring; we make sure that quote counts every animal in the household.
Does a foster animal count toward the pet limit?
At most communities, yes — the written policy counts animals living in the unit, not animals you own, so a foster pushes a two-pet household to three in the eyes of the addendum. A few communities put a foster or temporary-care exception in writing. If fostering is part of your life, tell us up front and we will make it a search criterion instead of a future violation.
